Our real estate professionals together with us conduct a through investigation of all proposed sites. This site screening process includes surveys of surrounding businesses, traffic patterns, demographic data review. Once a site has been qualified Obsidian Group Inc. negotiates long term leases with the best possible terms and conditions.

What is a “Typical” Crabby Joe’s location? The approximate size is 4000 sq Ft, with a layout that consists of a full service kitchen with 70% dining room area and 30% bar and eating area. The building is sometimes a freestanding building, however, occasionally an inline location in a strip mall is functional.

Under the watchful eyes of our “In-House” construction supervisor and project manager complete construction drawings are prepared by Crabby Joe’s and tenders are called. Soon a new Crabby Joe’s is quickly and cost effectively built. Due to our own staff personnel, our excellent relationship with major construction trade and a broad equipment supplier network, we are able to turn over to new franchisees “Turn-Key” operations at extremely attractive prices.

The approximate cost of opening a new Crabby Joe’s Tap & Grill run between a low of $550,000 and a high of $600,000. Actuals are finalized once tenders are received. These costs do not include the soft costs of opening such as the franchise fee, food and beverage inventories, utility and leased equipment deposits, first and last months rent, training costs, etc.
